Located in the city centre, the original property collapsed due to years of neglect and ruin. Working within the tiny confines of the original 19x17 foundation, an amazing new 1000 sq. ft. home was created! The project took 12 months to complete at a cost of $150,000.
Located in the centre of the city, the original building was old up/down duplex property with significant structural issues. Taken down to the studs and re-built from the ground up including all new electrics, plumbing and heating system, insulation, drywall, flooring, kitchens and bathrooms, the property changed from an ugly duckling to a beautiful swan. The transformation was remarkable!
The project took 15 months to complete and came in around the $165,000 mark.
Located in the centre of the city, the original building was an old dilapidated barn with one main room and a make-shift bathroom and kitchen area. Every attempt was made to preserve the original building, but current building codes would not allow. The new build involved significant process; from architect drawings and structural engineer input, to City and Provincial permits and regulations.
As many of the original features were incorporated back into the new build, such as the barn-shaped structure, double height ceilings, exposed beams, barn board accents and a custom designed wood staircase. The project took 1 year to complete and came in around the $140,000 mark.
Both homes included significant structural and cosmetic renovations and were each done for under $55,000. One of the homes was doubled in size and was taken from a 1 bed/1 bath home, to a 3 bed/2 bath home with a new construction addition the same size as the original property. The other was taken down to the studs and re-built from the ground up including a whole new heating system.
Both homes included full home staging.
Both apartments were located in the centre of a large metropolitan city. There were logistical issues to overcome due to the city locations, as well as coordination with both home associations.
Both apartments included complete renovations down to the studs with new plumbing and electrics, brand new kitchens and bathrooms, as well as complete cosmetic renovation. They were both done on budgets of under $22,000.
Located in the centre of the city, the original building was an old condemned retirement facility consisting of 15 bedrooms and 2 bathrooms. The conversion to a 4* Bed & Breakfast business involved significant challenges, including city permits and regulations and change of use process.
The conversion of this 4400 sq ft building not only involved complete structural rebuilding from the studs to the roof, but also the preservation and restoration of the century character features such as original crown moldings and ceilings and hardwood floors. The project took 3 years to complete and came in around the $300,000 mark. The business has been successfully generating income since its completion.
Situation in a beautiful tourist country setting, this 2600 square foot 2.5 story century character home was converted to a triplex, with large apartments on each floor. A full update of the electrics and plumbing was also undertaken.
The conversion incorporated the already present original hardwood floors, wide Douglas fir trims and baseboard, high ceilings, wood burning fireplace and beautiful staircase, while adding all modern conveniences. The project took 2 years to complete and came in around the $65,000 mark. The property has been fully rented, generating income, for the last 5 years.

Mess and clutter in the home can stop a potential buyer imagining themselves living there, and unclean homes are a huge turn off for buyers.
On the other end of the scale, completely empty and vacant properties can also be troublesome.
Its a buyer's market out there so, if they can't easily imagine themselves living in your home, or clutter and dirt turns them away, they will just move onto the next property. Don't let that happen to you!
